The perspective of Annual Report on China's Urban Competitiveness(No.15)has changed from the simple comparisons among cities to studying the national economic and social development patterns and variation trend from the view of cities.The new discoveries and breakthrough are as follows:Firstly,the integration of Eastern and Middle China is becoming more significant.Secondly,the economic growth is slowing,and the urbanization enters into periodic adjustment and will keep improving in the future.Thirdly,economic transformation and upgrading is entering the stage of stratification.Fourthly,the development of medium and small cities is lack of sustainability.Based onprevious theoretical frameworks,this report has revised and simplified the index system significantly,and builds three classes of competitiveness index systems.Meanwhile,this report tries to adopt the Big Data techniques in order to address the important role of key indexes in urban competitiveness,which contributes to assess the urban competitiveness more precisely.The annual theme of this report is“housing price system:leverage and traps for China's transformation and upgrading”.It includes three parts:the new discoveries and theories of the housing price system,an empirical study of housing price system in China and The China's story of the housing price system.The main findings are as follows:China will form a multi-level and polycentric urban system:Integration of eastern and central regions,one network and five belts;China will form a multi-level housing price system;There is a moderate bubble of housing price in central cities which is inevitable;Real estate has financial attributes and real estate investment has spatial mobility and uncertainty;China's housing price system is dynamic and it will evolve in a new direction as the market conditions change;Housing price system is the lever of transformation and upgrading,but also may be the trap of transformation and upgrading;The housing price system will affect the urban system in turn;The central city of urban agglomeration has spillover effects on the surrounding city in housing price.In the reports on classified urban competitiveness and regional reports,this report analyzes the patterns and phenomenon from different perspective,and explores theinherent law of related variables.Based on the new framework of index system and structure,this report analyzes three classes of intra-provincial and inter-provincial competitiveness,as well as the relationship between housing price and technology innovation,economic transformation and upgrading.
